Project Brief

Marmont is a four-storey residential development, featuring nine two-bedroom and three-bedroom apartments situated in Sydney’s exclusive
harbourside suburb of Double Bay.

Created in partnership with architects MHNDU, Lawless & Meyerson interior design and Wyer & Co. landscaping, every aspect of Marmont has been carefully-crafted to embrace and enhance the natural attributes of what is a truly unique site and tie seamlessly into the surrounding streetscape.

Construction started in September 2019 and was completed in March 2021.

The project is now 100% sold.

Project Innovation/Need

Marmont is intentionally set back from the street and located behind existing buildings in order to minimise its visual impact on the streetscape and ensure residents are afforded a sense of privacy despite the arterial location of the site. Elevated to improve residential amenity and maximise views, the building is only partially visible from the street front due to a battle axe configuration, a design limitation which provided MHNDU with a rare opportunity to maximise a sense of residential seclusion despite the site’s central location.

Characterised by its striking copper façade, offset by an elegantly-considered planting scheme, the Marmont site is cradled in a dramatic backdrop of exposed natural rock and faces due north with sweeping harbour views across Point Piper and North Head. Internally, the light-filled residences are sleek and modern, with the use of engineered timber oak floorboards, polished natural stone and matte gunmetal tapware exuding quality at every turn.

Design Challenge

Marmont presented as a highly complex work site; being set on a steep incline and set back from one of eastern Sydney’s busiest roads, construction access was challenging. This required our construction partners, Lords Group, to adopt a highly flexible (and, at times, unconventional) approach to delivery. For example, working with structural engineers TTW to finalise the shoring design within sand and rock with minimal anchoring opportunities.

While these factors made Marmont a difficult project to deliver, upon completion they became major assets as all the completed residences are set back from the road with perfectly-elevated northerly aspects to capture all the best elements of Sydney’s subtropical climate.

Sustainability

The delivery of Marmont featured a significant tree protection and placement initiative overseen by Wyer & Co. landscape architects. The original site boasted several delightful mature palm trees ranging from 8–10 metres tall. These mature palms were saved and replanted from the site’s pre-existing home. Additionally, the planting of mature trees on the south side of the structure offers protection from the cold south-westerly winds in winter, while still capturing the north-easterly sea breezes in summer.

Marmont comfortably meets all relevant water and energy-reducing targets. Every apartment complies 100% with daylight modelling requirements to maximise natural light, and commercial-grade aluminium framed sliding doors to external areas act as an acoustic measure, while reducing solar gains and heat loss. There was also zero hazardous waste used in construction.
