Fortis

232 Wattletree, Malvern

Architecture - Multi Residential - Constructed | Creator: Fortis | Commissioner: Fortis

232 Wattletree is a contemporary four-storey residential development, featuring 18 two-bedroom and three-bedroom apartments in Malvern, designed in collaboration with architects Ewert Leaf. The project was the first development to carry the ‘Fortis’ name and as such needed to embody what Fortis wanted to be known for; the highest standards of quality and design. Fortis developed the project with local downsizers and professional couples seeking the amenity of full-sized homes in mind. Defined by a bold four-storey façade and smart spatial planning to optimise functionality and liveability, the project’s private open spaces are sized to accommodate socialising and privacy. Textural materials like dark charcoal-faced bricks, raw concrete and copper shingles on the penthouse façade create contrast and movement. Varied window recesses, and operable screen details create an arresting play of light and shadow across the building. The façade’s cascading setback complements the streetscape and balconies and expansive ground floor courtyards connect each apartment to landscaped surrounds. A skylight over a four-storey void illuminates a communal garden within the lobby, both improving air quality and reducing the need for internal lighting. The design vision for 232 Wattletree was to be seen as a future classic where its true value will be abundantly evident in decades to come, thanks to the selection of enduring materials and timeless design. The use of robust materials that age naturally within the surrounding environment were central to 232 Wattletree’s conception.

Balmoral, Glen Iris

Balmoral is a four-storey development of twenty-three residences in Glen Iris, designed in partnership with architects Ewert Leaf with landscaping by John Patrick and construction by Cobild. Fortis developed the project for downsizers and professional couples seeking higher density living in Glen Iris. The development’s design vision was drawn from the surrounding natural landscape; nature is an inherent part of the design, softening the building’s contemporary exterior. Focal points include a classic façade with dark charcoal bricks and copper cladding offset by a living green wall connecting the project to surrounding foliage and the tree-lined street. Threads of foliage trace and soften the building’s upper structural edges. Cubed planters with cascading foliage integrate landscaping into the building and copper cladding engenders an atmosphere of luxury and defines the double-height entry space. Balmoral also uses linear elements to break down the building’s four-storey mass. Horizontal elements wrap around the façade and angle to define the entry while softening the building’s edges, creating a gentle transition to buildings on either side. The site’s elevated location provides views to the north and Melbourne’s CBD.

East Grove, Glen Iris

East Grove is a contemporary four-storey residential development, featuring 25 two- and three-bedroom apartments in Glen Iris. Developed by Fortis in collaboration with architects Ewert Leaf and landscaper John Patrick, extensive town planning consideration was given to the way the building holds the corner of Kenilworth Grove and Malvern Road. As a contemporary expression of classic design, East Grove is defined by craftmanship and high-end minimalist finishes. Ewert Leaf’s modulated building form delivers a timeless and robust façade finished in limestone cladding juxtaposed with charcoal bricks. Linear steel framing elements define generous wrap-around balconies and create a rhythm which wraps around the corner from Malvern Road, folds onto Kenilworth Grove and through to the building entry. Additional framing elements pull forward from the building to create a feature entry arbour. Further integrated landscaping continues the botanical character of the surrounding streetscape while discrete screening delivers privacy and a play of light and shade to each apartment. Construction was completed by Cobild at the start of the global pandemic in April 2020.

Ode, Toorak

The design of Ode was rooted in the idea of contributing to the future narrative of Toorak; creating a well-mannered building that would age gracefully and provide timeless gravitas in an eclectic architectural setting. The boutique four-level building was designed by architects Ewert Leaf, with six half-floor residences crowned by a full-floor penthouse. Long home to many of Melbourne’s wealthiest and most discerning citizens, Toorak has come to represent a benchmark for quality, style and design heritage. With these associations in mind Ode’s brand was positioned as ‘founded in the past, created for tomorrow’. Fortis purchased Ode’s site with an existing permit but elected to rethink the project to better optimise its appeal and suitability for its target market, as a self-commissioned project. With a design vision of strong, clean form without unnecessary detail, the building’s bold exterior is refined through the selection of quality materials and subtle design elements. The project’s seven meticulously curated three-bedroom residences were designed for enduring perfection, moments from Toorak village.

'Stories of Toorak' is a newspaper-style publication created to supplement the residential development brochure of Ode and its Toorak Time Capsule campaign. The publication champions the notable locals of Toorak: a cross hatch of the community from the local postman, through to Eddie McGuire; the mid-week tennis ladies, to the Mayor of Stonnington.

Toorak Time Capsule was a 3-month campaign with the primary objective of maximising community engagement of local Toorak residents, which in turn would build positive brand awareness of Fortis in the lead up to their Ode development launch. The climax of the campaign was a community event, hosted by Fortis and the local Mayor, thanking residents for their contributions and support to the Toorak Time Capsule. The same event marked the launch of the Ode development sales campaign.
